House Construction Cost in Gurgaon (2026): Per Sq Ft, Per Floor and Where the Money Goes
Mohit Parmar · · 4 min read

"How much per sq ft?" is the first question almost every plot owner in Gurugram asks a builder, and the answers they collect can differ by ₹1,000 a sq ft. Most of that gap is not about who is cheaper. It comes from quotes that cover different things, measured on different areas.
This post sets out what a house costs to build in Gurgaon in 2026, using figures from a bill of quantities we priced line by line, and shows what a fair per sq ft rate does and does not include.
The short answer
| What you are paying for | Cost per sq ft of built-up area, with GST |
|---|---|
| Structure only (grey structure) | About ₹1,700 to ₹1,900 |
| Finished house, standard specification | About ₹2,400 to ₹2,650 |
| Finished house, premium finishes | ₹3,000 and above |
The structure figure comes from our own priced BOQ for a two-storey RCC building in Haryana, which came to ₹1,760 per sq ft with contingency and GST. The construction cost guide has the full breakdown, item by item. Finishes, doors and windows, plumbing and electrical typically add 35% to 50% on top of the structure.
What "structure only" means
A grey structure is the house without anything you see when you move in. It covers:
- Excavation, footings and the plinth
- The RCC frame: columns, beams, slabs and stairs
- Brick walls and plaster, inside and out
- Roof drainage, the septic tank or sewer connection
In our BOQ, the money in the structure split like this: RCC concrete 24%, reinforcement steel 20%, plaster 18%, formwork 17% and brickwork 16%, with earthwork, the septic tank and roof drainage making up the rest. Steel and concrete together are almost half, which is why the cement and steel rates of the month move house prices more than anything else.
What moves the finished cost
The jump from ₹2,400 to ₹3,500 a sq ft is almost all choices you make, not the builder's margin:
- Flooring. Vitrified tile, Italian marble and wooden flooring can differ by several hundred rupees a sq ft of floor.
- Kitchen and wardrobes. A modular kitchen and fitted wardrobes are often quoted separately. Ask.
- Bathrooms. The brand of sanitaryware and fittings, and whether walls are tiled to the ceiling.
- Windows. Aluminium, uPVC and wood are very different prices for the same opening.
- Electrical. The number of points, the switch range and whether wiring for air conditioning, inverter and solar is included.
A worked example: a 50 × 40 G+1 house
Take the 50 × 40 house plan we designed near Gurugram: a 2,000 sq ft 3BHK flat on each floor, so 4,000 sq ft of built-up area. You can walk through it in 3D.
| Rate | Total | |
|---|---|---|
| Structure | ₹1,760 per sq ft | About ₹70 lakh |
| Finished, standard specification | ₹2,400 to ₹2,650 per sq ft | About ₹96 lakh to ₹1.06 crore |
The first floor of a G+1 house costs a little less per sq ft than the ground floor, because it shares the foundation. A third or fourth floor adds more columns and steel lower down, so get the structure designed for the final height on day one, not extended later.
What a per sq ft rate usually leaves out
Compare quotes on the same list. These are often outside the rate:
- Approval fees and the architect's drawings. See building plan approval in Gurugram.
- A basement. Excavation, retaining walls and waterproofing make a basement noticeably dearer per sq ft than an upper floor.
- Boundary wall, gate, driveway and landscaping.
- Rainwater harvesting. Gurugram needs it for the occupation certificate. One recharge pit with a bore costs about ₹1.1 lakh to ₹1.7 lakh; the recharge pit calculator tells you how many you need.
- Lift, solar panels, water tanks and a borewell.
- Temporary electricity and water connections during construction.
Built-up, carpet or super area?
A rate means nothing until you know which area it is multiplied by. Built-up area is the floor area measured to the outside of the walls, and it is what builders of independent houses usually quote on. Carpet area is the usable floor inside the walls, about 10% to 15% less. A low rate on built-up area and a high one on carpet area can be the same price.
How to get a price you can trust
Ask for a bill of quantities: every item, its quantity, its unit rate and the brand. It is the only way to compare two quotes line by line, and the quantities can be checked against typical ranges, which our cost guide lists per m². Our article on turnkey and labour contracts explains which kind of quote suits you.
If you have a plot in Gurugram, tell us its size and the floors you want. We send a first price range, then drawings, a priced BOQ and a 3D model before anything is built.
