Why it is laid out this way

  • Vastu for a north-facing plot: living and dining on the north, kitchen in the south-east, master bedroom in the south-west, pooja in the north-east.
  • Open on all four sides, so every room has cross ventilation and every toilet has a window.
  • Every bedroom opens onto its own deck or sit-out, and a wrap-around verandah runs along the front.
  • One shared stair by the entrance keeps the two flats independent.

Structure and water

An RCC frame on isolated footings, with a 10 ft floor-to-floor height. With a 2,000 sq ft roof in Gurugram the code requires recharge pits for the occupation certificate; this house needs one pit with a recharge bore. See rainwater harvesting rules in Gurugram.

Frequently asked questions

How many sq ft is a 50 × 40 house?

2,000 sq ft per floor of built-up area, so 4,000 sq ft for G+1. Carpet area in this design is 1,730 sq ft per floor.

Can a 50 × 40 plot take a 3BHK on each floor?

Yes, comfortably, when the house is open on all sides as here. On a plot with setbacks the built footprint shrinks, so check your local building rules first.
